Houserules - Z.O.N. Employment Services
Conduct
- You must behave respectfully towards fellow residents. Arrangements regarding the use of laundry and cooking facilities, refrigerators, freezers, and common areas must be made in mutual consultation.
- You must conduct yourself in a manner that does not cause a nuisance to the neighborhood.
- Causing a nuisance to the neighborhood and/or fellow residents, excessive alcohol consumption, and/or actions that disturb (or could disturb) fellow residents may result in your removal from the accommodation and potentially the termination of your employment contract.
Keys
- Each resident is provided with a key to the main entrance and, where applicable, a key to a locker and/or their bedroom. By signing for receipt, you accept responsibility for the key. Upon termination of your employment contract, you must return the key to ZON and vacate the accommodation.
- If you fail to return the key after your employment ends, your final settlement payment will be withheld until the key is returned. A minimum fee of €25.00 will be charged if the key is lost.
- If ZON requests a key exchange, you must comply within two weeks of the notification or schedule an appointment with ZON to exchange the key. Failure to do so gives ZON the right to deduct a minimum of €10.00 per week from your pay.
Smoking and drugs
- Smoking indoors is strictly prohibited.
- The use of any form of drugs is strictly prohibited. Costs
- A contribution towards costs of up to €137.50 per week is collected from each resident. This contribution is charged throughout the duration of the contract, with the exception of full weeks of absence for holidays. Contract interruptions of less than 32 days are also classified as holidays, and the accommodation fee must still be paid for these weeks. ZON may adjust this contribution at any time, subject to timely notification of the residents.
Heating and temperature
- The last person to leave the house must set the temperature to a maximum of 16 degrees Celsius.
- Upon returning to the house, the temperature may be set to a maximum of 23 degrees Celsius.
- At night, the temperature must be lowered to a maximum of 16 degrees Celsius.
- Do not heat the house while simultaneously keeping the windows open.
- Only ventilate the rooms when the heating is turned down low.
Both energy (particularly gas) and waste disposal are very expensive in the Netherlands. We therefore impose strict requirements regarding these two matters. If a household fails to comply with the above rules, ZON may be forced to increase the rent.
Use of appliances and machinery
- Residents are required to clean regularly throughout their stay. Appliances and machinery must be cleaned after use, wherever possible. Residents are also jointly responsible for any necessary garden maintenance or maintenance of the area immediately surrounding the house. If the aforementioned actions are not carried out reasonably (at ZON’s discretion), a fine may be imposed (minimum €25 per week per person) and/or the contribution towards costs increased.
- It is prohibited to move (even temporarily) any appliances and/or items that are permanently fixed to the building (fixtures). Other appliances and/or items that are not permanently fixed may only be moved (temporarily) with ZON’s approval.
- If appliances installed by ZON are damaged due to careless use, the cost must be covered by the person who caused the damage or, if the responsible party cannot be identified, by all residents of the house. Costs for appliances sent for repair by ZON that are not ZON property will be charged by ZON to the owner or, if the owner cannot be identified, to all residents.
- Residents are not permitted to place their own electrical appliances in the house without ZON’s permission.
- Residents are not permitted to permanently attach items to the building (fixtures) without ZON’s permission.
Use of refrigerator and freezer
- You have your own shelf in the refrigerator and your own shelf in the freezer. The number assigned to your room corresponds to the shelf reserved for you in the refrigerator and freezer.
- When a resident moves out, these spaces will be cleared for a new resident.
Visitors
- Visitors are only permitted between 10:00 and 22:00. It is strictly prohibited for visitors to stay overnight in the accommodation. Should an unauthorized overnight stay nevertheless occur, the total weekly cost of €139 per person will be charged to the immediate next of kin or all residents. This fee is subject to change by ZON at any time.
Livability
- Complaints regarding fellow residents, necessary repairs, and any other matters concerning the livability of the accommodation must be reported to ZON immediately.
- To ensure a pleasant and safe living environment, we are compelled to intervene in the event of an unsafe situation.
- In the event of an intervention, the costs will be recovered from the individuals involved in the incident.
- ZON oversees the livability of the entire accommodation and its immediate surroundings. To this end, ZON is authorized to enter all rooms within the accommodation at any time. Residents must facilitate this and allow ZON access to all rooms in the accommodation.
- Areas for improvement identified during inspections must be addressed within one week of notification. If this is not done, or is done inadequately despite repeated warnings, a fine may be imposed (minimum of €25 per week per person).
Animals
- Keeping animals in or around the accommodation is strictly prohibited.
Gas, water, and electricity
- To prevent excessive consumption of gas, water, and electricity, ZON records meter readings and/or values obtained using appropriate measuring devices. If these values exceed the standards set in advance by ZON, fines may be imposed (minimum of €25 per week per person). Details regarding these standards can be obtained from ZON.
Last working day
- You must vacate the accommodation within three days of your last working day. If you do not depart within this period, we will charge you for one additional week of accommodation.
ZON will make the decision in situations not covered by these regulations.
